WARSAW — Warsaw Common Council approved the eight tax abatement compliance review forms Monday night, June 5, as presented by Community Economic Development Director Jeremy Skinner.
The council approved another list of the forms at their last meeting in May.
Those approved Monday included:
- 1445 Polk Drive, the first shell building built in the Warsaw Tech Park, occupied by Patrick Industries.
Skinner said they expected to spend around $3.2 million on new equipment, which they did. The building is owned by another entity so the abatement is just for personal property. Patrick Industries hired about 165 employees at the location. They are in their fifth year of abatement.
- Texmo Precision Castings US Inc., 596 E. CR 200N, was granted a tax abatement in 2016 originally by the county. When the city annexed that property in, it also took ownership of the abatement.
Skinner said Texmo estimated spending $2.8 million in real property and $2.4 million in personal property and have hired 28 additional employees since 2016. They are in their seventh year of abatement.
- Lake City Heat Treating Corp., 2427 N. Boeing Drive, was granted a tax abatement in 2019 after the city annexed that property for personal property improvements estimated at $4.8 million. They spent around $4.4 million in personal property improvements and have hired eight additional employees since 2019. They are in their third year of the abatement.
- Two from Wildman, 800 S. Buffalo St., one from 2014 and the other from 2022.
For the 2014 10-year tax abatement on personal property, Skinner said they expected to spend $2.1 million in personal property equipment, which they have done, and they are in their ninth year of abatement.
The 2022 10-year tax abatement, they completed an addition to their existing facility and hired an additional 34 employees since filing the original statement of benefits form in 2022. This is their first year of the abatement.
- Three from Zimmer and Biomet.
In 2004, Zimmer Production Inc., 345 Main St., had a lot of personal property they were buying over a number of years, Skinner said, so as that personal property was acquired, it’s rolling off the 10-year tax abatement. He said some of that property has already rolled off, some of it is still rolling off and some of it is still in the 10th year.
Biomet Inc. and Subsidiaries, 56 E. Bell Drive, was granted a tax abatement in 2014 by the county for $28 million in new personal property. They spent roughly over $22 million in new personal property. It is in its sixth year.
Finally, Zimmer Inc., 1800 W. Center St., is in its first year of the abatement. Skinner said they estimated $28 million for personal property, and to date they have added $2.5 million in new equipment. They have retained 2,255 employees.
Councilwoman Cindy Dobbins asked about $28 million for personal property.
Skinner said, “They have not spent $28 million to date, obviously. They spent $2.5 million. I imagine some of that equipment takes years to manufacture. I know some of the equipment we’ve dealt with takes six months to a year to get, so I imagine they’ll be acquiring more equipment over the next few years.”
